Nabbing a bargain-basement mortgage before rates rise

Mortgage Rates

The Federal Reserve has been purchasing mortgage-backed securities guaranteed by Fannie Mae and Freddie Mac since early last year.  The purchase program has helped maintain low interest rates for borrowers.  As planned, the Fed this week announced it will stop purchasing these securities at the end of this month.  Many analysts anticipate this will result in a slight rise in rates by year's end.

MAKING SENSE OF THE STORY FOR CONSUMERS

•·                         Interest rates have hovered at or near historic lows for much of the past 18 months, resulting in lower payments for many borrowers.  With the Fed discontinuing its purchase program, some analysts believe a rise in interest rates could range from 0.25 percent to as much as 1 percent by the end of 2010. •·                         The federal tax credit for home buyers also is scheduled to end April 30.  The tax credit combined with the expectation interest rates will increase has created a sense of urgency for many home buyers.  In fact, 23 percent of California home buyers purchased a home in 2009 due to the perception that interest rates will rise and they would be priced out of the market, according to C.A.R.'s 2009 Survey of California Home Buyers. •·                         Rising interest rates will have an effect on home buyers.  For example, a qualified couple with a combined pretax income of $100,000 per year and debt obligations (excluding mortgage) of $500 who receive a mortgage rate of 5 percent could qualify for a loan of up to $590,000, assuming a 20 percent down payment.  If the interest rate were to rise to 6 percent, as analysts at Barclays Capital predict, the same couple could only qualify for a mortgage of $540,000.

                Easter Egg Hunt Friends of the Crestline Library bring you, "Breakfast with the Easter Bunny" & Egg Candy Hunt! Sat. April 3rd from 8 am-11am San Moritz Lodge, Lake Gregory California. Lake Gregory is a wonderful location for this Easter event and sooo close! Located only 15 minuets away from Lake Arrowhead and 20 minuets from the San Bernardino Valley. The Lake offers a multitude of activities including trout fishing, cat fishing, shore fishing, float tube fishing, swimming and water slides, aqua cycle rental, paddle board rental, sail boat rental, rowboat rental, basketball rental, and volleyball and Hiking trails.        The "Breakfast with Bunny" & Egg Candy Hunt will include a pancake breakfast, activities for the children and a free picture with the Easter Bunny. Tickets: $7 Adult, $5 under 10 years, or $20 for a Family of four.You may purchase your tickets ahead of time at the Crestline Library (Tickets are available at the door for a slightly higher price). After the Pancake Breakfast, there will be a "Duck Walk" to lead the children from the San Moritz Lodge to the South Beach for the next event...

Lake Gregory Rubber Duck Derby

            Gregory Mc Duck will be the entertaining leader of this walk playing the bagpipes! The children will be wearing a duck face that they made at the Breakfast & join the leader for the soon to be famous "Gregory Mc Duck, Duck Walk Dance" The Parade of Ducks will start at 11am. Upon reaching the South Beach, the children will participate in the Egg & Candy Hunt (sponsored by the Mountain Communities Boys & Girls Club). There is no charge for this event.

Lake Gregory Rubber Duck Derby

            The Fun doesn't end there! Join everyone for the 2nd Annual Lake Gregory Rubber Duck Derby begins Saturday April 3, at 12:30pm. You may adopt a Rubber Ducky today $3 for 1 duck or $10 for 4 ducks. 1st place wins $500 2nd place wins $250 & 3rd place wins $100. Plus much more! Tickets for the Duck Derby can be purchased at several Crestline businesses' in town and in front of Goodwin's every weekend in March.               Life With Father                                                       The local Lake Arrowhead Area High School will turn out seven performances of the classic Broadway comedy "Life With Father" This weekend at The Rim of The World Performing Arts Center.             The Production is about a family, set in the 1950s, where the father, Clarence Day Sr., is a Wall Street banker who thinks the household and its finances should be run his way. However, his wife and family (including the maids) do not agree with Clarence's views. This creates amusing situations and escapades, many of which have been copied and rewritten into television sitcoms from I Love Lucy to today's shows.             Rim Drama in collaboration with Lake Arrowhead Repertory Theatre has successfully met all the challenges of creating unique performances out of classic Broadway hits. The direction Rim Drama is heading in is one of exciting new adventures and many amazing shows to come!             The shows, which began on Wednesday, March 10, will continue at 7 p.m. nightly through Sunday, March 14, with matinees at 2 p.m. on Saturday and Sunday.             The UCLA Mountain Bruins Club "A Casino Evening"                      Another great event is coming to the Lake Arrowhead area. The UCLA Mountain Bruin's Club will be hosting a fun evening of great food, exciting entertainment, unique auction items, prizes, and casino gaming including, Roulette, craps, blackjack, and TEXAS Hold Em'.             The UCLA Mountain Bruins Club is a wonderful group which provides scholarships for Lake Arrowhead area high school students. They also help sponsor field trips for middle school and high school students to enjoy a college experience. This generous organization will be helping nine local Rim of The World area undergraduate students attend UCLA this year through scholarships and fundraising events like the Casino night.
